Community overview, amenities, location, builders, a neighborhood FAQ, and our editorial policy.
Sunset Crossing is a residential community in Rosenberg/Richmond, Fort Bend County, Texas. It is zoned to Lamar Consolidated ISD, with Cora Thomas Elementary School serving the community. The neighborhood is governed by the Sunset Crossing Residential Community, Inc.. Fort Bend County Municipal Utility District No. 218 provides water and wastewater service separately from the HOA.
What's the difference between the HOA and MUD 218?
They're separate organizations. The Sunset Crossing Residential Community, Inc. handles deed restrictions, assessments, common areas, amenities and architectural approval. Fort Bend County Municipal Utility District No. 218 is a separate governmental district that provides water and wastewater service and bills for it. Water bill questions go to the MUD, not the HOA — and fence, paint and addition approvals go to the HOA, not the MUD.
Why is so much of the district tax going to debt rather than service?
Fort Bend County MUD No. 218 charged $1.1775 per $100 of value for 2024 — $0.3375 to run the district and $0.8400 toward its bond debt.
That debt share is the thing to notice. More than seventy per cent of the district rate is repayment, not operations, which is the signature of a young district still paying for the water lines, sewer and drainage that went in before the houses did. It is also why Sunset Crossing''s district line is among the highest in the area: an established neighborhood a few miles away sits near $0.60 because it has been paying its bonds down since the 1970s.
On a $400,000 home, the gap between $1.1775 and $0.6050 is roughly $2,300 a year.
None of that means the district is poorly run — it means it is new. The debt portion falls over time as bonds are retired. Rates are reset every autumn, so confirm the current year before relying on this figure.
Which campus sets us apart from the neighborhoods nearby?
Cora Thomas Elementary School for pre-Kindergarten through grade 5, then James Steenbergen Middle School, Harry Wright Junior High, and Dr. Thomas E. Randle High School.
On the state''s 2026 accountability ratings, Cora Thomas Elementary holds an A; Steenbergen, Harry Wright and Randle each hold a B.
Worth knowing if you are comparing neighborhoods: Steenbergen, Harry Wright and Randle serve several Rosenberg-area communities, so a number of neighborhoods share the same middle, junior high and high school. The elementary is usually the only school-level difference between them — which makes Cora Thomas, rather than the high school, the campus that actually distinguishes Sunset Crossing from its neighbors.
Lamar CISD is one of the fastest-growing districts in Texas and rezones regularly as new campuses open, so check your exact address on the district''s own attendance lookup before relying on this for a particular house. Campus details are on our schools page.
